It was built in 2019 and has 160 m2 of gross floor area. It is situated on a flat plot of 1000 m2 (of which 664 m2 is buildable area).
The total area of the house is therefore 160 m2, of which the living area is 143.2 m2; 6.4 m2 is a storage room / drying room and 10.4 m2 is an open terrace with an access from the living room and kitchen.
The house is a Marles Omega model and is designed on two floors: ground floor and mansard (floor plans with square metres at the end of the pictures):
- Ground floor: entrance hall with cloakroom, office, bathroom, utility/cooking room, living/dining room, kitchen with pantry and outdoor terrace.
- Mansard: gallery, master bedroom with a large dressing room, two bedrooms and spacious bathroom.
Interior materials are of high quality. The flooring consists of rustic oak parquet and quality ceramics by Vistra.
Windows: triple glazed and aluminium on the outside and wooden on the inside. The house has a large glass surface and is extremely bright, the orientation of the living rooms is south, which contributes to the even greater warmth of the home. All windows and glass doors have electric blinds with remote control.
Heating. The temperature is regulated by an internal thermostat and remotely. In addition, there is a quality wood-burning fireplace by Haas Sohn in the living room. The cost is extremely low.
Kitchen. There is also an island in the middle of the floor and an extractor hood.
Connections. The house is also connected to the fibre optic network. There is no sewerage system, but there is a quality sewage treatment plant.
Alarm.
Furnishings: Most of the interior furnishings (wardrobes, drawers, beds) will remain and are subject to agreement, but certain items and especially personal items will be taken by the owners.
Exterior. In front of the entrance there is a prepared foundation for a garage or carport (electricity is also connected). The back of the house is green and fenced and has plenty of space for socialising. Currently there is a trampoline and a swimming pool on the lawn.
Location. The settlement Spodnji Otok is just far enough away from the hustle and bustle of the city that it allows a lot of peace and intimacy. As the house is completely secluded and at the same time only a good 3 km or less than 5 minutes by car from all the necessary infrastructure and the city center. The micro location allows immediate access to nature, forests and hills, as well as to well-maintained cycling and walking paths.
The Slovenian well-known touristic center Bled is 9 km away, Bohinj is 20 km away and the capital Ljubljana is 54 km away or about 45 minutes by highway.
Legal status. Documentation is in order (building and use permit).
Cost: The seller's condition is that the buyer bears the payment of the real estate sales tax (DPN) of 2% of the final agreed price.
